Building Features
The structure is a triangular 7-story office building with a two level underground garage on a site of 1.529 acres of land (66,615 sq. ft.) The building contains 130,652 net rentable square feet with the garage containing 118,465 sq. ft. The typical floor area consists of 19,603.74 sq. ft.
 Exterior
The exterior of the building consists of alternating bands of polished and thermal rose granite and verde fountain granite. Forth and seventh floor balconies are enhanced with polished stainless steel doors, granite pavers along the floor line, and metal and granite rail at the perimeter. The straight elevations of the building have windows of various sizes and several sections of windows have been inset to create a relief in the wall and add architectural interest. There is another curved section of granite exterior at the center of the northeast side of the building.
Lobby
The granite finishes on the exterior of the building continue into the entry and lobby of the building with an attractive combination of polished panels and flame finished panels used throughout the lobby and elevator walls. The entrance atrium is two levels high with attractive custom stainless steel lighting fixtures illuminating the lobby and coordinating with the adjacent tenant walls. The entry lobby includes a highly finished security console that has direct visibility to entry drive, entry doors, elevator lobby and stairs from the garage.
Floors
The typical floors include white birch doors with full view glass panels at entries and white birch slab doors at all interiors. The floor to ceiling height is 8'10" with 2'x2' ceiling grid. The walls of the public corridors are covered with vinyl wallcovering. The public corridors and elevator lobbies are carpeted throughout the building with polished granite flooring. Each floor including the lobby has an interesting granite counter with stainless drinking fountains.
Views
The building provides a panoramic view of the Colorado Rockies and downtown Denver.
HVAC
The entire building is conditioned from a centrally located air conditioning plant (Carrier 300 ton chiller) located at the rooftop. The air conditioning systems have pneumatic controls with pneumatic air compressor.
Elevators
Four Montgomery elevators provide Vertical transportation. Three of the four elevators service floors one through seven and one hydraulic elevator provides service from the first floor to both first and second levels of the garage.

Located outside the dock area.

Located on Parking Level 1 outside the exit door
